Horror movie from 80s or 90s

In the mid to late 90s I saw a low budget horror movie that I thoroughly enjoyed but I never learned its name.
The plot was the basic college kids go to haunted house and get killed off one by one. The most memorable part of the movie at this point was the ending. Two of the college guys escape the house by jumping through a window to the outside. They have escaped but then they decide to go back into the house to rescue one of the girls who is apparently still alive. Once they go back into the house the shutters on the windows slam closed and they are locked in. The movie then ends.
It isn't the Haunting or House on Haunted Hill. Any suggestions would be great. I realize I have not given you a lot to go on.
