Early 2000s Children’s Treasure Movie

I’m asking for someone else. Here’s what they know:

It’s an early 2000s children’s movie, and focuses on a group of kids around age 12, living in a town with a mean woman with two adult sons. The woman throws one of their pirate ships out the window for a yard sale, and one of the kids buys it. There is a treasure map discovered inside, that reveals treasure is buried in the mean woman’s yard. The kids collect a large jar of change to buy a portion of the woman’s yard to collect the treasure.
