Season 1 - The story takes place in Maison Ikkoku, a worn and aging boarding house where Godai Yuusaku, a 20 year old college applicant, lives. Though honest and good-natured, he is weak willed and often taken advantage of by the offbeat and mischievous tenants who live with him. As he is about to move out, he is stopped at the door by the young and beautiful Otonashi Kyouko, who announces she will be taking over as landlord. Kyoko is the new manager and Maison catches her eye and falls in love.
It's Kyoko's first Christmas at Maison Ikkoku and love stricken Godai splurges half of his monthly budget on a present. But will he muster the courage to give it to her? And could it be true that Kyoko already has a boyfriend?
Godai needs to study for the University entrance exams but the other tenants of Maison seem to have made it their mission to make that difficult. Daydreaming about Maison's beautiful manager doesn't help his studies either.
It's finally exam time and Maison tenants are taking bets on which test Godai will flunk next. Kyoko is the only one who is being encouraging. But will Godai manage to pass any tests at all or is it another year of being ronin for him?
Godai's granny comes to Maison but Godai is not around and won't face Maison until the exam results are in. Except how long can he go without clean underwear? A sneak visit home is in order. Exam results are finally posted. Did Godai pass?
Godai finds out that Kyoko is a window and she had named Soichiro, the dog, after her late husband. Godai contemplates his chances with Kyoko's heart still in dead man's grave.
To ingratiate himself with Kyoko and to earn some extra cash Godai agrees to tutor Kyoko's 12 year old niece Ikuko. He doesn't realize Kyoko is not fond of the idea and worries whether Godai will behave himself.
Godai gets drunk and openly declares his love for Kyoko. She is actually impressed but how much of it will Godai remember once he sobers up?
To distract Kyoko from her worries Mrs. Ichinose convinces her to join the tennis club. Handsome tennis coach, Mitaka, is instantly smitten with Kyoko. Jealous Godai tries to thwart his advances.
Love Panic on the Beach (1986)

Godai, Kyoko, Mitaka, Kentaro and Ikuko head to the beach. To Godai's delight Mitaka's romantic plans to woo Kyoko are spoiled when it turns out that Soichiro loves Mitaka but the feeling is decidedly not mutual.
After their trip to the beach Kentaro gets a crush on Ikuko. He and Godai discover that love is hard at any age.
Godai wants to ask Kyoko out on a movie date but she is going to a concert with Mitaka. Godai rebounds and goes to the movies with a cute coworker. Two couples run across each other and jealous sparks fly.
Godai is suddenly getting a lot of calls from various girls on Kyoko's phone. Jealous Kyoko retaliates by installing a pay phone for residents. But things are not what they seem and someone has been pulling Kyoko's puppet strings.
On Kyoko's one year anniversary at Maison Ikkoku Godai asks her out to a restaurant. The date goes awry when they go to two different restaurants with similar sounding names.
There is a festival at Godai's college and Kyoko and the gang come for a visit. Kyoko gets roped in to play a part in Godai's club puppet show and Godai is having trouble keeping it together.
Kyoko twists her ankle playing tennis and is forced to stay in bed. In sympathy with her plight everyone is trying to feed her but she can only eat so much. The best present for injured Kyoko just might be indigestion medicine.
Godai sulks in the rain while Kyoko and Kozue share an umbrella and then look at Kyoko's high school album over tea. Kyoko reminisces about falling in love with Soichiro who was a temporary teacher at her high school.
It's another Christmas eve and Godai is very happy when Kyoko gives him a scarf she has knitted as a present. Is that a romantic gesture? But then it turns out she has knitted somethings for everybody.
Godai and Kyoko are all alone on the New Year's eve. It seems like a perfect opportunity for Godai but he is having trouble making a move.
Godai keeps delaying his return from the Winter vacation and everyone is missing him, especially Kyoko. What could be keeping him? Could it have something to do with him getting two black eyes and not wanting Kyoko to see him like this?
Godai's friend Sakamoto convinces him to take care of his kitten of for a few days. Drunk Godai agrees because the kitten is called Kyoko. He tries to keep it a secret because of no pet policy at Maison Ikkoku. Hilarity ensues.
Trouble comes to Maison Ikkoku in the form of Kyoko's parents. They are trying to force her to quit her job and go back to using her maiden name. A big quarrel results. Kyoko's mom shows up at Maison Ikkoku and claims Kyoko quit.
With Kyoko absent movers move out her possessions. The tenants are hurt Kyoko would quit on them like that. Kyoko's mom gets Mrs. Ichinose on her side by telling her Kyoko's father is gravely ill and in a hospital. But is this all a ruse?
Kozue gets Godai to visit her house and introduces him to her parents. He realizes he is there on approval. Kozue's talk of marriage unsettles Godai. She then tries to kiss him. Will he or won't he?
After a mixed doubles tennis match pitting Kyoko and Godai vs Mitaka and Mrs. Ichinose Mitaka proposes to Kyoko. She is not ready though and chooses to misunderstand him. What about Godai?
While Godai is having dinner with Kozue Kyoko heads to a date with Mitaka. Mitaka's fear of dogs might once again stand in the way of romance though. Time to try gambling as a cure for romantic disappointments.
Kentaro asks to walk Soichiro and looses him. Everyone is looking for Soichiro and Kyoko reminisces on how she came to own him.
A stranger is seen at Maison and everyone is surprised it's Kentro's father who lost his job. Kentaro struggles with his feelings about his parents but they surprisingly come through for him at a parent/child sports meeting at his school.
Everyone is at a Fall festival dressed up in costumes and trying to play tricks on each other. The biggest trickster turns out to be Yotsuya. Will his tricks end well?
Kyoko is overheard talking about wedding clothing to Mitaka. Are they getting married!? Heartbroken Godai moves out and rents a new apartment. The trouble is the previous tenants won't leave.v
Kyoko thinks Godai is shacking up with the woman who who still lives at Godai's new place. Jealous and disappointed she refused to let him move back to Ikkoku. Is this the end of a beautiful friendship?
Yotsuya, who has never given anyone anything, gives Godai an egg. What is the meaning of this mysterious present? Everyone is on the case but are too scared of Yotsuya to ask him or damage the egg.
Mr. Otonashi asks Godai to bring Kyoko the diary of her late husband. The diary seems boring but there is a mention of a mysterious postcard. Kyoko is worried it's from some former girlfriend of Soichiro. Could she be right?
Godai's grandma comes for another visit. She wants Godai to choose between Kozue and Kyoko. After hearing about Mitaka she drags Godai and Kyoko to Mitaka's house for an awkward dinner.
Grandma sets up a date for Godai and Kyoko. The date is going well but they quickly find out that grandma sent Yotsuya, Akemi and Mrs. Ichinose to spy on them. Escaping from these interlopers is no easy feat.
Akemi's boyfriend breaks up with her and gives her a cigarette lighter as a parting gift. Breakups are hard and she can't let him go until she gets rid of the lighter.
Kyoko buys a full length mirror and tries out dressing up in her old school uniform. Pretty soon it's a big dress up party and everyone is invited including Mitaka and Soichiro.
Kozue wants affection and is not getting it from Godai. Coach Mitaka offers a sympathetic ear. Does this mean it's over for Kozue and Godai?
It's another Christmas at Maison Ikkoku. While cleaning her closet Kyoko finds a strange rock with green specks. She asks Godai to help her figure out what it is. Godai finds out the rock was the only present Kyoko got from her husband.
Godai asks Sakamoto to help him investigate Kyoko's rock and Sakamoto loosed it on subway. While the rest of Maison parties and Kyoko worries about him Godai spends Christmas eve trying to find the lost rock.
It's New Year's and the whole Maison gang heads to hot springs. The baths a re separate and the guys try to peak at the women.
Kyoko almost falls off the roof, Godai saves her but falls and breaks his leg. She takes care of him while he is recuperating in the hospital. They are getting closer which doesn't sit well with Mitaka who resorts to desperate measures.
Godai and Mitaka are nursing broken legs and getting on each others nerves while trying to woo Kyoko who is taking care of them. Once out of the hospital they end up getting drunk together and bonding over their romantic disappointments.
Kentaro finds a photo album that seems to show various pictures of Yotsuya looking the same and going back some 60 years. How can this be? Maison decides to investigate.
Because of his broken leg Godai fell behind in his studies. If he fails even one exam he has to repeat the whole year. Feeling she is responsible and to help him study Kyoko forbids parties at Maison.
The gang heads to a skating rink where it is discovered that neither Godai nor Mitaka know how to skate. Romantic rivalry is a great motivator to learn though as they compete for Kyoko's favor.
Godai takes a part time job as a waiter. Naturally, the Maison crowd show up at his restaurant and booze it up. Kyoko tries to rein them in but ends up getting drunk.
Kyoko's mom gets a cold and gets Kyoko to stay over and take care of her. She pretends to be sicker than she is to keep Kyoko from going back to Maison. Godai comes over for an awkward visit.
Because of Kyoko's dog Soichiro Mitaka really wants to conquer his fear of dogs. The miscreants from Mason Ikkoku offer to help but is it wise for Mitaka to put his trust in them?
A strange new tenant, Mr. Mitsukoshi, takes up residence at Maison Ikkoku. He is welcome by all but Kyoko's remark that he reminds her of her late husband sets Godai to worry.
It seems Mr. Mitsukoshi is harboring sinister plans concerning Maison Ikkoku. The others work to uncover his plot and stop it if they can.
It's another anniversary of Soichiro's death. Kyoko visits his grave and has to decide if she is ready to move on or remain true to his memory.
Godai gets a temporary position as a student-teacher at Kyoko's old all girl high school. This means one thing - girl trouble for Godai. Yagami, one of the girls in his class, takes particular liking to Godai.
With Godai completely unable to enforce proper boundaries with the girls in his class trouble follows and its name is Yagami. To make matters worse Kyoko comes to visit her old school. What will she think?
Godai is still unable to handle Yagami's aggressive advances. She invites herself over to his place for a sleepover. Mayhem ensues.
On Godai's last day as a student-teacher Yagami makes a decision about him. Elsewhere Mitaka's relatives are trying to set up a date for him with a woman they want him to marry.
Mitaka has a date with Asuna Kujo, the girl his uncle wanted him to meet. She is lovely, wealthy and likes Mitaka but will Mitaka's fear of dogs once again spoil things? Godai gets a job at a daycare center.
It's decision time. The week Mitaka gave Kyoko to think over his proposal is up and she wants to talk to Godai who goes drinking instead. Kyoko is waiting for Mitaka but Asuna and her dogs are an unexpected wild card.
Godai makes two tapes explaining his feelings: to Kyoko and to a little girl with similar name in his daycare who said she wants to marry him. That will not lead to a misunderstanding, will it? Asuna and Mitaka have an awkward date.
Godai and Asuna catch Mitaka and Kyoko in a compromising situation. Godai is miserable but decides not to be selfish.
Godai thinks he has a fresh chance with Kyoko but to get away from it all she has gone away on vacation. What else is there to do but go after her? However, catching Kyoko proves harder than expected.
Godai catches up to Kyoko in hot springs. Before they can sort out their relationship fresh trouble arises at Maison and calls Kyoko back home.
Yagami suddenly reappears in Godai's life and tricks Godai into tutoring her. She is paying him but is the money worth the trouble?
Mitaka tries a new way to deal with his fear of dogs. Yagami gets Godai to tutor her at her house. But is her overprotective father ok with the tutoring sessions?
After what's happened at Yagami's house Godai refuses to continue tutoring her. Undeterred she hires Yotsuya instead.
Yagami is convinced that her difficulties with Godai are all because of machinations by Kyoko. This means one thing - war.
Godai's grandma comes for a surprise visit. Yagami tries to charm her but grandma proves a more difficult prey than Godai. Godai starts looking for a permanent job.
A baseball game is organized with free drinks at stake and grandma is managing the Maison team. This proves a challenge as some of her players want to start celebrating before the game is over. Yagami meets Kozue in the cheering section.
The gang goes to an outdoor pool at a swanky hotel where Godai secretly works part time as a waiter. Godai has a hickey which is embarrassing to explain and makes Kyoko jealous. Kyoko gets into an embarrassing situation of her own.
It's grandma's farewell party and everyone at Maison including Soichiro, the dog, is all too happy to booze it up. Partying continues at the train station when grandma's train is delayed.
Grandma sent Godai and Kyoko a pair of matching kimonos to wear at a Fall festival. Mitaka thinks he's overcome his fear of dogs. Yagami's father turns out to be a big shot at a corporation Godai is interested in.
Yagami's father doesn't remember his drunken promise to Godai to give him a job. On the way to the big job interview Godai meets a pregnant woman who urgently needs to get to the hospital for delivery.
Things come to a head between Godai, Yagami and Yagami's father. Truth about Godai's reason for missing the interview is revealed. To force her father's hand Yagami moves into Maison Ikkoku.
Yagami's father gets Godai a job at a small computer company and Yagami goes home. All seems well and Maison is eager to celebrate but is the celebration premature?
Asuna still pines for Mitaka and both she and her dogs are ecstatic when he visits. Yagami is still trying to get her father to find Godai a job. When her refuses she again resorts to desperate measures.
Mitaka finally clears the air with Asuna. He then surprises Kyoko who is visiting her husband's grave. And who is that hiding in the bushes? Kyoko makes an important decision about the future.
Godai really enjoys working at day care but still will not consider it as a permanent job option. Yagami finally gets her father to offer Godai another job recommendation. All Godai has to do is accept it.
Just when things seemed to be going right Godai and Sakamoto wake up from a night of drinking and find themselves heavily in debt to an owner of a cabaret. Godai has to work off the debt while keeping it a secret from Kyoko.
Godai loses his job at the daycare. The miscreants from Maison are mooching off him and boozing it up at the cabaret. Kyoko still does not suspect anything. Yagami finds out about Godai's new job.
Yagami tries to get hired at the cabaret to help Godai pay off his debt. Kyoko finally learns the truth about Godai's job situation.
Asuna reappears and she is still after Mitaka. Godai continues to be easy prey to everyone wanting to take advantage of him. This time it's Kasumi, one of the cabaret's girls.
Kasume has dumped her kids on Godai and ran off with a customer. Kyoko helps Godai take care of the kids while he looks for Kasume. Mitaka is trying to arrange a meeting for his parents to meet Kyoko. She is unaware of the scheme though.
Mitake picks up Kyoko but an unexpected passenger tags along unbeknownst to them. Godai has to be dispatched to retrieve him. Mitaka's and Kyoko's families meet.
Mitaka lays down the charm and a hotel is booked. Will Kyoko succumb? Godai and Kyoko's father are afraid that she might and are looking for her and Mitaka. Kasume's kids are waiting for her at Maison. Will she come?
Kasume's kids are back with their mom. Mitaka's relatives enter him into a formal engagement with Asuna without telling him. Mitaka and Godai decide to fight it out for Kyoko but finding a place to fight proves harder than expected.
Kyoko slaps some sense into Godai. Asuna spends a night at Mitaka's apartment who is drunk after the failed fight with Godai. But after he sobers up Mitaka can't remember what happened.
Mitaka thinks he got Asuna pregnant and formally proposes marriages to her. Asuna seems to confirm the pregnancy but is it all a big misunderstanding? Whether it is or not Mitaka is a man of his word.
Mitaka is still struggling to accept his situation with Asuna. Kozue has an important decision to make and after a long absence comes to visit Godai. A goodbye kiss is misinterpreted.
Kyoko is jealous and angry because of the kiss between Godai and Kozue. Kozue misinterprets Godai's words which means trouble for everyone and spoils Godai's homecoming to Maison. Godai gets an ultimatum.
After her big fight with Godai Kyoko leaves and is staying with her parents. Godai tries to explain to her what happened. In the meantime with Kyoko gone Maison is in desperate need of a manager. Who will it be?
Akemi tries to push Kyoko's buttons to get her back with Godai. The results are not quite what Akemi had in mind as Kozue sees Godai and Akemi together in a compromising situation.
Akemi tells Kyoko that she was with Godai at a hotel and Kyoko really lets Godai have it. Can Godai convince her to trust him? Kazue learns the truth about Godai and Akemi and has a heart to heart with Godai.
With Kozue engaged and all misunderstandings finally cleared nothing stands in the way and Godai and Kyoko except for the memory of her dead husband.
Just when Godai is ready to pop the big question to Kyoko it turns out that her father is sick and delirious with fever and is violently opposed to any possible engagement between Kyoko and Godai.
Godai takes Kyoko to meet his parents. But if he thought he could leave the Maison crowd behind he has another thing coming.
It's finally wedding bells for Godai and Kyoko and everyone is invited even Mitaka and pregnant Asuna. Several months pass and Kyoko arrives home from the hospital with a new baby girl.
