Hey Arnold! The Movie (2002)
When a powerful developer named Mr. Scheck wants to knock down all the stores and houses in Arnold's neighborhood to build a huge "mall-plex", it looks likes the neighborhood is doomed to disappear. But with the help of a superhero and a mysterious deep-voiced stranger, Arnold and Gerald will need to recover a crucial document in order to save their beloved neighborhood. (imdb)

Hey Arnold! The Movie is more for fans of the series. To be honest looking through a perspective of a fan of Hey Arnold! this film is a pretty solid episode. It has a lot of solid jokes, it has something a lot of watchers have wanted seeing and as a whole it is really fun to watch. It does start a little slow, sure, and there some ideas could've better executed but it is still enjoyable.

Just watch the TV series instead. I suppose gentrification is an interesting choice of topics for a children's movie, but the villain is so much of a stock villain that it's hard to be that engaged.
